We are looking for a Senior Commercial Surveyor to join our Commercial Team. Our Commercial Team manage a portfolio of property across the county, ensuring the relationship between landlord and tenant is maintained, achieving maximum levels of occupancy and ensuring high quality estate management across the portfolio.

Your key duties & responsibilities will be to:

  • support the management of the commercial property portfolio reducing voids, increasing returns and delivering high levels of customer service.
  • manage planned and reactive maintenance for the property portfolio through the approved maintenance contract procedures.
  • play an active role in developing marketing initiatives to promote enquiries for new lettings and site disposals and prepare supporting documentation to promote the portfolio to prospective and existing tenants.
  • deal with matters relating to Landlord and Tenant, undertaking internal rental, capital, and investment valuations, preparing reports and data for analysis and approval.
  • ensure lease terms are reviewed and renewed on a timely basis with tenants and professional advisors, to maximise revenues, within agreed Estate Management Policy. 
  • deal with breaches of tenancy agreements, preparing rent arrears paperwork and cases and attending court hearings which could culminate in carrying out evictions.
  • support the Commercial Manager to identify a risk management framework to minimise financial and reputational risks relating to commercial property activities.

To succeed in this role:

You must be able to demonstrate key skills and experience in the following key areas:

  • In-depth experience of commercial property management.
  • Driven to deliver and commercially focused.
  • Experience of managing relationships with multiple stakeholders and compliance with external protocols and legislative requirements.
  • A self-starter and self-motivated individual who can work independently with high levels of autonomy.
  • Display professional working behaviours in line with Advance Northumberland’s Mission, Vision, and Values.
