Ascent Homes is the brand name for our new homes development company. The team design and build new homes for sale within Northumberland and are a critical part of the team and our growth plans linked to our 10 year business plan.

The team work with the wider business, including our Projects and Land team to ensure the timely and cost effective adoption of roads, sewers and public open spaces.

We have ambitious growth plans, this is a new role to enhance and support the work of the Investments team, as we enter an exciting period of growth with our plans for the next decade.

THE ROLE

Adoptions Engineer

Salary: £40,000 - £48,000 depending on experience

Reporting to Joe, our Technical Design Manager, you will:

Support Ascent Homes and Advance Northumberland, ensuring the timely and cost-efficient adoption of completed roads, sewers and public open spaces for Residential and Commercial Projects for Advance Northumberland and Ascent Homes Projects

Role Purpose:

Support Ascent Homes and Advance Northumberland , ensuring the timely and cost-efficient adoption of completed roads, sewers and public open spaces for Residential and Commercial Projects for Advance Northumberland and Ascent Homes Projects

Duties and Responsibilities:

· Work with the Technical Design Manager to develop technical agreements.

· Engage and work with Construction and Commercial teams and Project Managers across Advance Northumberland to ensure timely completion of works and assist with procurement.

· Manage Advance Northumberland’s technical project bonds and keep updated adoptions tracker.

· Attend sites during infrastructure works/activities and identify/record issues, monitor quality and provide feedback or raise concerns with the build team and/or contractors including production of scope of works for any remedial works required

· Ensure all relevant information is obtained, such as CCTV Surveys, As-Built Surveys, air tests, street lighting test certificates etc. are provided by the relevant supply chain and submitted for approval to the adoption authority or approval body. Provide oversight and manage consultants in the completion of Road Safety Audits.

· Manage infrastructure agreement processes (e.g. S278, S38, S104, S185) including liaising with solicitors to facilitate timely completion.

· Investigate barriers to adoption of historic sites and explore and pursue solutions with adopting authorities.

· Cultivate and maintain good, professional working relationships with all external adopting bodies including Highways Authorities, Water Authorities, Councils and Management Companies

· Ensure the necessary certification is provided for all connections to obtain PC / completion including witnessing relevant inspections. Maintain up to date knowledge of all highways and drainage adoption and design procedures and design codes.

· Assist technical design manager in reviewing consultants, subcontractors and suppliers’ information to ensure that for the purpose of tendering and construction, information is detailed, concise and accurate.

· Procure surveys and investigations as required.

· Assist in identifying value engineering opportunities.

· Ensure all work is Health and Safety/CDM compliant.

· Consult and adhere to the Advance Northumberland Procurement Policy

Personal Specification

Essential Criteria

You must have:

· Engineering qualification, such as HNC / HND / Degree

· Previous Construction experience specifically civil engineering

· Full UK Driving license

It would be good but not essential if you also have:

· Site-based work experience.

· Experience with AutoCAD

· Knowledge of Northumberland County Council Specification for Highway Works

· Knowledge of Sewers for Adoption 6/7 or Construction Design Guidance

· CSCS Card

· Knowledge of adoption processes, including legal agreements
