Overview
As a Joiner in our Maintenance team, you will undertake a range of duties on our premises, both residential and commercial.
The role is varied and demanding, with a wide range of activities. You will be working in people’s homes or business premises ensuring a safe working environment for all. Excellent customer service and IT skills are needed for this role.

Location: You will be working at the Advance Northumberland Wansbeck Workspace, located in Ashington, Northumberland, Rotary Parkway, NE63 8QZ. Reporting to Jake our Maintenance
Supervisor, you will be working from our base in Ashington and at a variety of locations in Northumberland. You will be provided with your own transport for this role.

Role Purpose:
To deliver high-quality joinery repairs, installations, and refurbishment works across occupied tenanted homes, void properties, and facilities buildings. The Joiner will undertake a range of associated maintenance tasks within their competency, ensuring properties are safe, secure, functional, and compliant, while providing excellent customer service and minimising disruption to residents and building users.
Duties and Responsibilities:
Key Responsibilities
· Carry out joinery repairs including doors, frames, skirtings, architraves, floors, kitchen units,
worktops, handrails, window boards, and general internal woodwork.
· Install kitchens, bathrooms, partition walls, and non-structural studwork.
· Make-good and prepare areas for follow-on trades (plastering, decorating, flooring).
· Fit locks, handles, hinges, shelving, and other internal fixtures (excluding fire door installation).
· Diagnose joinery-related faults such as defective hinges, damaged flooring, or failed fixtures.
· Complete minor multi-trade tasks associated with joinery (basic plaster patching, sealant, minor
tiling).
· Communicate respectfully with tenants and maintain clean, safe work areas.
· Support void property refurbishment programmes and help meet turnaround standards.
· Follow all Health & Safety policies, including PPE and safe tool operation.
· Identify and report hazards including structural concerns, damp, mould, water ingress, or
potential asbestos.
· Use handheld devices to record job details, photos, materials, and completion notes.
· Multi-trade capability (basic plumbing, plastering, tiling, decorating).
Vehicle Responsibilities
· Drive company vehicles safely in accordance with UK road law and organisational fleet policy.
· Carry out mandatory daily vehicle checks (tyres, lights, oil, fluids, damage, load security).
· Report any defects immediately and follow the vehicle defect reporting process.
· Maintain the vehicle in a clean, roadworthy condition and adhere to servicing schedules.
· Organise and replenish van stock to ensure materials and tools are available for daily tasks.
· Secure all tools, equipment, and materials safely in transit and onsite.
· Follow rules on idling, fuel use, parking, telematics, and accident reporting.

Essential Criteria
Skills, Knowledge & Experience Required
· NVQ Level 2 (or equivalent) in Carpentry & Joinery.
· Strong knowledge of domestic joinery repairs and installations.
· Experience working in occupied properties and void environments.
· Ability to read and follow drawings, specifications, and measurements.
· Skilled in safe use of hand and power tools.
· IT skills sufficient to undertake mandatory training and use in-house APPS.
· Good communication and customer service skills.
· Ability to work independently and as part of a wider multi-trade team.
· Full UK driving licence.
· Desirable: experience using digital job management systems.
· Desirable: Asbestos Awareness training (UKATA or equivalent).

· Use dust extraction and safety equipment during cutting and drilling operations.

· First-time fix rate.

· Compliance with health and safety procedures.
· Accuracy of digital job records and van stock reporting.
Additional Requirements
· Participation in out-of-hours or emergency call-out rotas (where applicable).
· Flexibility during peak workloads or urgent demands.
