Within the wider Advance Northumberland Group, our activities include private sector residential letting, commercial real estate, Green Futures (our Ecology and Sustainability team) as well as our Projects and Corporate teams.

Ascent Homes
Ascent Homes is an agile developer buying, developing, delivering, and selling across a wide range of projects from the refurbishment and regeneration of buildings. Ascent work tirelessly to develop interesting, innovative homes. Ascent have delivered over 600 new homes in Northumberland, generated over £97.4 million over the last five years, and 75% of spend has been invested in local companies. |
Projects
Our Project team are a critical component of the company’s unique mix of skills. The team manage the delivery of the investment and regeneration.
Projects have £34.5 million projects that are currently in construction, £76.5 million projects in the development stage, and have created over 700 construction jobs in development.
Recent projects that have been delivered are the Ashington, Morpeth and Berwick Leisure Centres, Manor Walks, and restaurants such as The Old Ash Dene and Amble Inn.
Commercial
The commercial team have a diverse portfolio of quality business accommodation to rent or buy, including industrial units, offices, business parks, and fully managed workspaces.
Currently, we have a 96% occupancy rate, 100% statutory compliance, 4 managed workspaces, £148 million portfolio asset value, and over 600 businesses operating from our properties.
Investments
Our investments team are the regeneration vehicle to deliver physical regeneration through Northumberland. We contribute significantly to the profit of the property and development portfolios, working with the Advance Northumberland Development team to deliver on significant projects in Northumberland.
One of our major investment sites is the Northumberland Energy Park, which is home to JDR’s wind farm cable factory.

About The Role
Overview
As a Sales Executive at one of our development sites, you will be responsible for the sales of new homes on your development from initial customer enquiry through to purchase, ensuring all actions are legally compliant and manage in line with house build timelines.
Salary: Competitive salary with excellent benefits and commission.
Location: You will be working at our Bellingham Development, although our expectation is that you will move to other sites within Northumberland as the build completes.
Role Profile and Person Specification
Job title: Sales Executive
Reports to: Sales Manager
Location: Site based with visits to Head office and other locations as part of role.
Role Purpose: To progress reservations through to exchange of contracts to meet and exceed sales and legal targets whilst providing a customer centric experience to meet business plan and maximise revenue.
Duties and Responsibilities:
- Take ownership of development, all aspects of presentation and the entire purchase process.
- Ensure all administrative and reporting requirements are met according to company procedures and agreed time frames.
- Become the reference point for the purchaser and all other internal and external interested parties, from first contact to the completion of the house sale in a professional and engaging manner to ensure a customer centric experience using the Ascent Homes customer experience framework
- Ensure information relayed to customers is accurate and truthful at all times whilst managing customer expectations and compliance of the consumer code
- Promote the company recommended IFA and solicitors to ensure an efficient service for customers and achieve sales completion targets.
- Guide potential purchasers around show homes, stock plots and the development to demonstrate the standard product and overcoming objections as well as introducing upgrades and extras where appropriate and maximising sale revenue
- Maintain CRM and referral information and follow up leads in a timely manner to ensure sales targets are met.
- Ensure high standards of health and safety are maintained on site reporting any issues to the Sales Manager.
- Preparation of handover packs ensuring all the relevant information is provided to the customer on completion day.
- Liaise with the construction teams and conduct weekly build/sales meetings to ensure customer extras and options are ordered and installed as required
- Maintain ongoing competitor analysis, reporting findings and make recommendations, actively engage in driving marketing campaigns
- Provide accurate and meaningful customer data and insight to key colleagues across departments, alongside suggestions for improvement/change

Personal Specification
Essential Criteria
You must have:

- Excellent interpersonal and negotiation skills, with the ability to communicate effectively at all levels

- Creative/innovative/proactive sales approach
- Ability to balance multiple priorities and adapt to change in a fast-paced environment
- Confident in setting out clear expectations and driving the sale to completion
- Self-motivated individual who can manage their time as a lone worker efficiently
- Driving License and access to a vehicle
- Experience in Sales
- Availability to work weekends and bank holidays
It would be good but not essential if you also have:

- Experience of using COINS software
- Have experience within new homes sales or property sales
- Knowledge of schemes such as assisted move and affordable housing including Discount Market value and shared ownership
- Knowledge of the regional housebuilding market and competitor offerings
