Next Phase Announced for Tyne View Retail Park

Advance Northumberland and Northumberland Estates have announced the next major milestone for the successful Tyne View Retail Park in Prudhoe, with the sale to leading investment and asset management company, FPG (UK) Ltd.

Developed through a strategic partnership between Advance Northumberland and Northumberland Estates, Tyne View Retail Park has transformed the former Wylam Colliery site, left derelict for over five decades into a thriving commercial hub. This landmark regeneration project has not only revitalised a long-dormant brownfield site but also delivered significant economic and social value to Prudhoe and surrounding communities.

Tyne View Retail Park continues to cement its position as the principal retail destination in Prudhoe and the wider region, thanks to a strong tenant mix, strategic location, and exciting plans for expansion.

Now under the ownership of FPG Prudhoe Limited, a subsidiary of specialist retail park operator FPG (UK) Ltd, the site is strategically positioned for significant growth in response to rising local demand.

Ideally located to serve Prudhoe and surrounding communities across the Tyne Valley, Tyne View Retail Park has become a key shopping and leisure hub for thousands of residents. The park benefits from high visibility, excellent transport links, and ample free parking, making it a convenient and attractive destination for everyday shopping. The development comprises 50,000 sq ft of high-quality retail space across a 7.4-acre site. It hosts a strong and diverse tenant mix, anchored by national retailers including Aldi, B&M, Greggs, McDonald’s and Osprey EV Chargers.

Due to the park’s ongoing success, the site includes land with outline planning consent for further 20,000 square feet of retail space for extension, which will welcome new retail and food outlets to further enhance the park’s offering. This expansion reflects national tenants desire to be here and strong local demand which signals continued investment in the area’s economic growth.

As part of the ongoing strategy to ensure the long-term success of the development, Advance Northumberland and Northumberland Estates accepted an offer from FPG (UK) Ltd to acquire the retail park. This transition will pave the way for continued investment and growth in the area. Northumberland Estates will retain the western plot for future development, reinforcing its commitment to Prudhoe and ensuring further opportunities for commercial and community growth.

New owners FPG, a retail park specialist with a nationwide portfolio, is focused on identifying and developing high-potential retail and roadside opportunities across the UK. Their proactive approach to asset management and commitment to long-term value creation has positioned Tyne View Retail Park as a standout success in their growing portfolio.
