Salary – from £28,922 per annum (plus commission structure)

THE ROLE
Sales Executive
Longhorsley, Northumberland
Thursday to Monday
As one of our Sales Executives, you will be responsible for working as part of a team at our new site in Longhorsley, Northumberland. Getting to know the surrounding area and the market conditions, you will be the first point of contact for all sales enquiries, ensuring future purchasers appreciate the great product we offer.
As a small team, you’ll work closely with Ian the Site Manager and Peter, one of our Sales Managers. You will be a confident communicator, able to deal with a high volume of work and respond to enquiries in a professional manner.

Job Description and Person Specification
Job title: Sales Executive
Reports to: Sales Manager
Team members: N/A
Location: Site based with visits to Head office and other locations as part of role.
Role Purpose: To progress reservations through to exchange of contracts to meet and exceed sales and legal targets whilst providing a customer centric experience to meet business plan and maximise revenue.
Duties and Responsibilities:
· Take ownership of development, all aspects of presentation and the entire purchase process.
· Ensure all administrative and reporting requirements are met according to company procedures and agreed time frames.
· Become the reference point for the purchaser and all other internal and external interested parties, from first contact to the completion of the house sale in a professional and engaging manner to ensure a customer centric experience using the Ascent Homes customer experience framework
· Ensure information relayed to customers is accurate and truthful at all times whilst managing customer expectations and compliance of the consumer code
· Promote the company recommended IFA and solicitors to ensure an efficient service for customers and achieve sales completion targets.
· Guide potential purchasers around show homes, stock plots and the development to demonstrate the standard product and overcoming objections as well as introducing upgrades and extras where appropriate and maximising sale revenue
· Maintain CRM and referral information and follow up leads in a timely manner to ensure sales targets are met.
· Ensure high standards of health and safety are maintained on site reporting any issues to the Sales Manager.
· Preparation of handover packs ensuring all the relevant information is provided to the customer on completion day.
· Liaise with the construction teams and conduct weekly build/sales meetings to ensure customer extras and options are ordered and installed as required
· Maintain ongoing competitor analysis, reporting findings and make recommendations, actively engage in driving marketing campaigns
· Provide accurate and meaningful customer data and insight to key colleagues across departments, alongside suggestions for improvement/change

Personal Specification
Essential Criteria
You must have:
· Excellent interpersonal and negotiation skills, with the ability to communicate effectively at all levels
· Collaborative mindset with the desire to work effectively with cross-functional teams
· Creative/innovative/proactive sales approach
· Ability to balance multiple priorities and adapt to change in a fast-paced environment
· Confident in setting out clear expectations and driving the sale to completion
· Self-motivated individual who can manage their time as a lone worker efficiently
· Driving License and access to a vehicle
· Experience in Sales
· Availability to work weekends and bank holidays
It would be good but not essential if you also have:
· Experience of using COINS software
· Have experience within new homes sales or property sales
· Knowledge of schemes such as assisted move and affordable housing including Discount Market value and shared ownership
· Knowledge of the regional housebuilding market and competitor offerings
